Roof Replacement Leeds

Recurring leaks, loose tiles or a sagging roofline can leave customers wondering whether another repair will be enough, or whether it’s finally time for a complete roof replacement. DDK Roofing provides professional roof replacement in Leeds for homeowners who need an honest assessment of their issues, a written price for repairs and work completed by qualified local roofers.

At DDK, we always inspect the existing roof before recommending a full replacement. If a repair is likely to solve the problem, we will explain that option first. When replacement is the sensible choice, we plan the roofing work carefully and keep you informed from the initial survey through to the final clean-up.

Does Your Roof Need Replacing or Can It Be Repaired?

A leaking roof does not always need to be replaced. Common roof repairs such as renewing damaged flashing, replacing slipped slate or tile coverings, or repairing lead valleys may be enough if the main structure is still sound.

Roof maintenance can also stop smaller defects from becoming more expensive problems. A full replacement is more likely when the covering has reached the end of its useful life or when repairs no longer address the underlying cause. Signs that your roof may need replacing include:

  • Repeated leaks in several areas
  • Visible sagging along the roofline
  • Widespread cracked, loose or missing tiles
  • Water damage in the loft
  • Rotten battens, timbers or failed underlay
    Recurring problems after earlier repairs
  • Extensive storm damage

Our professional roof inspections assess the covering, chimney details, timber structure and ventilation. If the problem is localised and can be fixed, our roof repair service may be the more cost-effective option.

What Is Included in Our Roof Replacement Service?

Our roof replacement service covers the practical stages needed to remove a failed covering and install a suitable new roof. The exact specification depends on the property, the materials selected and the condition found during the survey.

Survey and Fixed Written Quote

We discuss the problems you have noticed, inspect the roof and take photographs where they help explain the damage.
Your written quotation sets out the agreed roofing work, quality materials and labour. It can also cover scaffolding, waste removal, chimney details, guttering and other aspects included within the project.
This makes it easier to compare roofing companies and roofing contractors on a like-for-like basis. The lowest price may not actually be competitive if important parts of the job have been left out.

Once scaffolding and site protection are in place, we remove the old slate, tile or flat roofing material in controlled sections.
This allows our experienced roofers to inspect the membrane, battens, roof timbers and wider structure. Areas covered by the old roof may reveal damage that was not visible during the initial inspection.
If hidden decay or water damage is found, we explain what has been uncovered and how it affects the work before any additional repairs are carried out.

New Roof Installation

The new roof installation may include:

  • A breathable roofing membrane
  • Treated timber battens
  • New slate or tile coverings
  • Ridge and verge details
  • Chimney flashing and lead valleys
  • Roof ventilation
  • Insulation improvements were agreed
  • Guttering, fascias and soffits were required

Each roofing installation is planned around the building rather than following a one-size-fits-all solution. The aim is to install a roof that manages rainwater properly, protects the property and supports better energy efficiency where suitable upgrades are included.

Full Pitched Roof Replacement

Complete strip back to structural rafters. New vapour permeable underlay installed to BS 5534 specification. New treated softwood battens at correct gauge centres. New tile or slate covering. Fully mechanical dry ridge and dry hip system — no mortar at ridge or hip line.
Expected lifespan: 40 to 100 years depending on material specified.
Best for: Victorian terraces, Edwardian semis, bungalows and any pitched roof where the underlay, battens and covering have aged together.

Flat Roof Replacement

GRP Fibreglass Flat Roof Replacement

GRP (glass reinforced plastic) is the flat roofing system we recommend for Leeds properties. Fully seamless, cold applied and bonded directly to the roof deck. No joints or laps where water can penetrate. Unaffected by UV degradation. Resistant to foot traffic.
Carries a 25 year manufacturer backed guarantee when installed by a qualified contractor. Outperforms torch on felt and EPDM in Yorkshire’s wet climate conditions over the long term.
Best for: Garages, bay window roofs, kitchen extensions, dormer cheeks and porch roofs across all Leeds postcodes.

Garage Roof Replacement

Garage and Outbuilding Roof Replacement

Most Leeds garage roofs are flat and covered in built up felt at end of life. We treat every garage roof replacement with the same specification, care and photographic documentation as a full house roof installation.

Conservatory Roof Replacement

Conservatory Roof Replacement

Polycarbonate or glass conservatory roofs replaced with solid tiled or GRP systems. Most conversions fall within Leeds City Council permitted development rights. We confirm planning status for your property at survey stage before any commitment is made.

Shed & Gazebo Roof Replacement

Concrete and Clay Tile Roof Replacement

Concrete interlocking tiles and clay plain tiles installed on new underlay and batten structure to BS 5534, with mechanical dry ridge system as standard.
Clay tile expected lifespan: 60 to 100 years.
Concrete tile expected lifespan: 40 to 60 years.
Best for: Post war Leeds housing, 1930s semis, 1950s and 1960s properties and modern residential estates.

Metal Roof Replacement

Natural Slate Roof Replacement

Materials: Welsh Blue Grey slate, Spanish Cupa slate or reclaimed natural slate sourced to match existing character.
Fixed mechanically to BS 5534 with stainless steel disc rivets and copper or stainless fixings. No bitumen adhesive. No shortcut methods.
Conservation area note: Leeds City Council most commonly specifies natural slate for properties within designated conservation areas in Headingley, Chapel Allerton, Roundhay and Alwoodley. We advise on material compliance before work begins.
Expected lifespan: 80 to 100 years and beyond.

Replacement Roof Leeds: What Should Homeowners Expect?

A replacement roof in Leeds needs to cope with heavy rain, strong winds and changing weather conditions while remaining suitable for the age and design of the property.

We work on Victorian terraces around Hyde Park and Headingley, family homes in Oakwood and Alwoodley, and properties throughout Morley, the wider Leeds area and nearby areas.

Older Leeds properties may have natural slate, traditional chimney details or timber structures that need a different approach from a newer concrete tile roof. Our team considers these details before recommending materials or preparing the quote.

Which Roofing Materials Can Be Installed?

The most suitable material depends on the roof pitch, existing structure, property style, planning considerations and agreed budget.

Options may include:

  • Natural slate
  • Man-made slate
  • Clay roof tiles
  • Concrete roof tiles
  • Suitable systems for flat roofing

Flat roofing installation for garages, dormers, bay roofs and extensions requires different drainage and finishing details from pitched roofing. We discuss these installations separately so the correct system is specified.

Will the Work Cause Much Disruption?

Scaffolding is normally needed to provide safe access and allow materials to be moved without putting people or the property at risk.

Most homeowners can remain in the house while the roof replacement is completed. There will be noise while the old covering is removed and new materials are installed, but we organise the job to minimise disruption.

We open the roof in manageable sections and monitor the weather forecast throughout the work. If heavy rain or unsafe conditions affect the schedule, exposed areas are protected and customers are kept updated.

What Happens After You Request a Quote?

We keep the process straightforward so you know what to expect next.

1. Arrange a Roof Survey
Tell us about the property, the problems you have noticed and any repairs previously completed. We will arrange a suitable time to inspect the roof.

2. Receive a Written Quotation
You will receive a clear specification covering the proposed work, materials and agreed cost. We can discuss any questions before the project is booked.

3. Agree the Installation Date
Once the quotation is accepted, we arrange the scaffolding, materials and roofing team. We will explain the likely timescale and any preparations needed before work begins.

Not sure if you need a repair or full replacement?
Arrange a survey and we will explain the condition of the roof without pushing you towards unnecessary work.

Recurring leaks, visible sagging and widespread tile damage should not be ignored. A proper survey can establish whether the roof needs repairing or replacing before further water damage reaches the property.

Frequently Asked Questions

Do You Remove the Old Roofing Materials?

Yes. The old roof covering and agreed waste materials are removed as part of the project specification. The quotation should make clear what disposal work is covered.

What Happens if Damaged Timber Is Found?

Hidden timber damage sometimes becomes visible after the existing tiles, slate or membrane have been removed. We explain what has been found, provide photographs where useful and discuss any effect on the work or price before additional repairs are agreed.

Does Roof Replacement Need Planning Permission?

Most like-for-like roof replacements do not usually need planning permission. Listed buildings, conservation areas, and work that significantly changes the roof may be treated differently. The Planning Portal guidance on roof alterations provides a useful overview, although property-specific advice may still be needed.

Can You Replace a Garage Roof?

We can assess garage roofs, including pitched, tiled and suitable flat roofing structures. The correct approach depends on the existing materials, supporting structure and drainage.

Can a Replacement Roof Improve Energy Efficiency?

A replacement provides an opportunity to assess insulation and roof ventilation. Suitable improvements may reduce heat loss and condensation risks, although the result depends on the building and the work included in the specification.

Does a New Roof Come With a Guarantee?

DDK Roofing provides a written workmanship guarantee for completed roofing work. Applicable material or manufacturer warranties depend on the products installed and will be explained as part of the project.

I have used Danny at DDK for several jobs now. From the first meet then to the quote everything Danny said and highlighted was on the quote so start to finish I knew exactly what I was getting. No hidden costs.
On one of the jobs there was some unforeseen work that needed to be done before Danny could continue, this was highlighted straight away by himself and not just brushed over so that he could continue with his high standard of work.
There has never been an issue with any of Danny’s work, extremely reliable, clean and polite.

Danny and his team at DDK have been fantastic. They recently completed a complex project at our property and we're very happy with the results.

Communication was clear throughout the entire project and they went above and beyond to ensure that our roof was prepared for all conditions whilst working to the constraints and considerations of being in a conversation area.

They worked seamlessly with our other onsite contractors to coordinate timings and strategies whilst being considerate of our area and neighbours throughout the project too. Highly recommend DDK!
DDK replaced a roof and fitted a solar Velux window for us and we couldn't be happier. We felt the price was reasonable and Danny and his team were professional and reliable throughout. I'm really happy with the end result and it's obvious that they take pride in their work.

Thanks Danny for a job well done, the solar Velux is fantastic and has made a real improvement to our home.

Danny got back to me the same day I used the form on the site and he came to make the repair first thing the next morning. Thoroughly explained the issue, offered up all his credentials before doing anything, did the job quickly, and showed me photos of the result. Would highly recommend DDK Roofing Ltd and would happily go to again.

Many thaks for your Review Miriam. im glad you was happy with the prompt service from DDK Roofng
Having seen positive reviews about DDK Roofing on Facebook, we ask them to quote to replace our felted flat roof with GRP. Danny came to look at the job, and immediately we felt at ease with him; he was very professional and clearly explained everything that needed to be done. His price was very competitive and his quote confirmed in detail the scope of the work.
The job was completed as planned. The team were brilliant, all very friendly and hard working, despite the very hot weather! The clean up after completion was every bit as good as the job itself. We would definitely recommend DDK and will be using them again in the future.
