Roof Replacement Leeds

Does Your Roof Need Replacing?

If two or more of these apply, replacing rather than repeatedly repairing is almost always the right call.

Key signs your Leeds property needs a full roof replacement:

Tiles or slates are failing across multiple slopes, not one isolated area. The underlay is visible, brittle, or torn. Ridge tiles have failed more than once in recent years. Timber battens are soft or crumbling. The roof is over 60 years old and has never had a full replacement. Water is getting in despite previous repair attempts.

Book a free survey and we will tell you honestly either way we don’t recommend a full roof replacement when a repair would do the job. See our roof repair service →

What We See on Leeds Roofs Approaching the End of Their Life

On Leeds Victorian terraces, the covering, sarking felt, battens, and ridge mortar age together when one fails, the others aren’t far behind.

From our own work replacing roofs across Headingley, Chapel Allerton, and Roundhay, the pattern is consistent. West Yorkshire’s rainfall sits above the national average, and Leeds winters regularly cross the freeze-thaw threshold several times a week between November and March. Water sitting in a hairline mortar crack expands by roughly nine percent when it freezes, forcing that crack a little wider with every cycle. We’ve seen a small ridge joint failure turn into a structural one over the course of a single hard winter.

Leeds also holds one of the largest concentrations of pre-1919 Victorian and Edwardian housing in northern England. These roofs were built with natural Welsh or Yorkshire slate, lime mortar, and hand-driven nails materials now 100 to 130 years old and well past their original design life. When we open one up, it’s rare to find just one component has failed in isolation. Replacing a single section usually just moves the failure point to the next weakest area, which is why a full roof replacement specialist looks at the whole structure, not just the visible damage.

Full Pitched Roof Replacement

Complete strip back to structural rafters. New vapour permeable underlay installed to BS 5534 specification. New treated softwood battens at correct gauge centres. New tile or slate covering. Fully mechanical dry ridge and dry hip system — no mortar at ridge or hip line.
Expected lifespan: 40 to 100 years depending on material specified.
Best for: Victorian terraces, Edwardian semis, bungalows and any pitched roof where the underlay, battens and covering have aged together.

Flat Roof Replacement

GRP Fibreglass Flat Roof Replacement

GRP (glass reinforced plastic) is the flat roofing system we recommend for Leeds properties. Fully seamless, cold applied and bonded directly to the roof deck. No joints or laps where water can penetrate. Unaffected by UV degradation. Resistant to foot traffic.
Carries a 25 year manufacturer backed guarantee when installed by a qualified contractor. Outperforms torch on felt and EPDM in Yorkshire’s wet climate conditions over the long term.
Best for: Garages, bay window roofs, kitchen extensions, dormer cheeks and porch roofs across all Leeds postcodes.

Garage Roof Replacement

Garage and Outbuilding Roof Replacement

Most Leeds garage roofs are flat and covered in built up felt at end of life. We treat every garage roof replacement with the same specification, care and photographic documentation as a full house roof installation.

Conservatory Roof Replacement

Conservatory Roof Replacement

Polycarbonate or glass conservatory roofs replaced with solid tiled or GRP systems. Most conversions fall within Leeds City Council permitted development rights. We confirm planning status for your property at survey stage before any commitment is made.

Shed & Gazebo Roof Replacement

Clay tile expected lifespan: 60 to 100 years.

Best for: Post war Leeds housing, 1930s semis, 1950s and 1960s properties and modern residential estates.

Fixed mechanically to BS 5534 with stainless steel disc rivets and copper or stainless fixings. No bitumen adhesive. No shortcut methods.
Conservation area note: Leeds City Council most commonly specifies natural slate for properties within designated conservation areas in Headingley, Chapel Allerton, Roundhay and Alwoodley. We advise on material compliance before work begins.

Roof Replacement Cost in Leeds

There is no single honest price for a roof replacement because no two roofs in Leeds are the same.

What determines your cost: roof size in square metres, pitch and accessibility, material specified, structural timber condition, number of chimney stacks and valleys, and whether single or multi-lift scaffolding is required. As a rough guide, a full pitched roof replacement on a standard Leeds terrace typically falls between £6,000 and £12,000 depending on material; natural slate sits at the higher end given the cost of the material itself.

What we guarantee: your survey is free, your quote is fixed and itemised, and it will not increase unless you ask us to change the scope of the work.

Areas Covered for Roof Replacement in Leeds

We install replacement roofs across all Leeds postcodes including Headingley, Chapel Allerton, Roundhay, Moortown, Horsforth, Morley, Pudsey, Bramley, Beeston, Holbeck, Burmantofts, Leeds City Centre, Bradford, Harrogate, Wetherby, Boroughbridge, and York Area East.

Not sure if we cover your postcode? Call and ask.

Frequently Asked Questions

How long does a roof replacement take?

Most standard pitched roof replacements on a Leeds terrace or semi take 4 to 7 working days. Larger or more complex roofs with multiple valleys or chimney stacks can take up to 10 working days, depending on scaffolding access and weather.

Do I need planning permission for a new roof in Leeds?

Most like-for-like roof replacements fall under permitted development and don’t need planning permission. Properties in a Leeds City Council conservation area, such as parts of Headingley, Chapel Allerton, or Roundhay, may need approval for material changes. We confirm this at survey stage.

What is the best roofing material for a Leeds property?

It depends on the property. Concrete or clay tile suits most post-war housing, while natural Welsh slate is usually the right choice — and often a planning requirement — for Victorian and Edwardian terraces in conservation areas. We recommend the material based on your property type and budget, not a default option.

How long will a new roof last?

Concrete tile roofs typically last 40 to 60 years. Clay tile lasts 60 to 100 years. Natural slate, properly installed, can last 80 to 100 years or more. GRP fibreglass flat roofs carry a 25-year manufacturer guarantee.

What guarantee is provided on a roof replacement?

Every full roof replacement comes with a written workmanship guarantee, alongside manufacturer warranties on materials where applicable. GRP flat roofs carry a 25-year guarantee.

Is DDK Roofing qualified for roof replacement work?

Yes. NVQ Level 2 and Level 3 qualified, NFRC certified, fully insured, and Checkatrade verified, with insurance and qualification documents available for inspection at every survey.

How much does residential roof replacement cost in Leeds?

We don’t recommend it on roofs over 30 years old. Underlay, battens, and covering tend to age at the same rate, so replacing only the tiles often leads to underlay failure within a few years, which means paying for scaffolding access twice.

Do I need to move out of my property during a roof replacement?

No. Almost all of our roof replacements in Leeds are completed with the homeowner living in the property throughout. We protect interiors, manage access carefully, and clear the site fully every day.

I have used Danny at DDK for several jobs now. From the first meet then to the quote everything Danny said and highlighted was on the quote so start to finish I knew exactly what I was getting. No hidden costs.
On one of the jobs there was some unforeseen work that needed to be done before Danny could continue, this was highlighted straight away by himself and not just brushed over so that he could continue with his high standard of work.
There has never been an issue with any of Danny’s work, extremely reliable, clean and polite.

Danny and his team at DDK have been fantastic. They recently completed a complex project at our property and we're very happy with the results.

Communication was clear throughout the entire project and they went above and beyond to ensure that our roof was prepared for all conditions whilst working to the constraints and considerations of being in a conversation area.

They worked seamlessly with our other onsite contractors to coordinate timings and strategies whilst being considerate of our area and neighbours throughout the project too. Highly recommend DDK!

DDK replaced a roof and fitted a solar Velux window for us and we couldn't be happier. We felt the price was reasonable and Danny and his team were professional and reliable throughout. I'm really happy with the end result and it's obvious that they take pride in their work.

Thanks Danny for a job well done, the solar Velux is fantastic and has made a real improvement to our home.

Having seen positive reviews about DDK Roofing on Facebook, we ask them to quote to replace our felted flat roof with GRP. Danny came to look at the job, and immediately we felt at ease with him; he was very professional and clearly explained everything that needed to be done. His price was very competitive and his quote confirmed in detail the scope of the work.
The job was completed as planned. The team were brilliant, all very friendly and hard working, despite the very hot weather! The clean up after completion was every bit as good as the job itself. We would definitely recommend DDK and will be using them again in the future.
